Bangor's Planning Board approves new subdivision amid concerns from neighbors

The Planning board met four times to discuss the proposal and hear public comment.

BANGOR, Maine — The City of Bangor's Planning Board approved a new development to bring more housing to the area, as finding a place to call home in the queen city is a challenge.

The Planning Board approved a 30-duplex, 60-unit subdivision to be built in the neighborhood along Essex Street and Lancaster Avenue. Each unit is projected to cost $250,000.

The board has given the green light after four meetings of discussion and public comment after many neighbors voiced their concerns about the new plan.

Neighbors are concerned that the influx of new people living in the area will amplify some of the neighborhood's existing problems like speeding and water runoff.

"I understand that they have a lot of money invested, but we have a lot of money invested in our own homes and community as well," Melissa Buldoc said when she spoke to NEWS CENTER Maine on Sep. 6.

Some neighbors said they believe this plan is in opposition to parts of the city's comprehensive plan goals to "protect critical environmental areas."

However, the city's comprehensive plan also addresses the need for housing, which the developer says is just what Bangor needs.

"With what I've done over the last couple of decades, I know that this is the type of housing that we need that will go well," Emily Ellis, real estate broker and owner of the construction company Team Properties LLC, said.

Ellis said she is waiting on a permit from the Maine Department of Environmental Protection but expects to start construction soon.
